Lots of acreage is common down here in Texas. Land is reasonable and we have a lot of it.

Yeah, if you get out into the country a little bit you can buy farmland or grazing land for $1,200 to $1,800 an acre.

I can't think of of a time or a place anywhere in Canada where land can be had for that kind of money. That's more than reasonable; more like a very generous gift!

That's for sure - I bought my old house in Northern VA in 1997.  It was 0.2 acres (basically a mini pipe stem in back of the cul-de-sac with a 55 long driveway, no front yard and a big box around the house - pic below - the grass is the neighbor's property).  From memory, the developer paid $85,000 for the land - 0.20 acres.

Not quite the norm a round here but just two miles south of Penticton, there's a half acre lot going for 500K. It's in a strata that isn't functioning so well. Maybe I should move to Texas!

I'm in Kelowna so I know what you mean, , prices are brutal.
Granted these were near the ever growing  hospital but I know of a couple  older places on .2 ac lots (bought for the land) that recently went for  right around $750k a piece   :roll:

I get what Danny is saying,  picking up  farm/grazing land can be a lot cheaper especially if it is out of town... it used to be like that  in cerain areas  of BC too but those days are pretty much long  gone

Get anywhere close (50 - 100 miles) to the big cities in Texas and the price goes WAY up! Especially Austin/Hill Country. Its nice for Danny to make his living in a "low cost of living" area of Texas (and there are many). It allows him to keep his prices and offerings to be excellent value in high end. Congrats on your new location Danny. I am so glad you never sold the business last year. Looking forward to more creations.

She-yit, you guys got it good! I grew up in Cupertino, California, which in the 50's and 60's was just a suburb of San Jose. My folks bought a 3-bedroom ranch-style tract house in '59 for $12,000. Along came the dot.com boom of the 80's, and the land in Cupertino (now home to Apple and ebay) became very valuable. My sister just talked with the youngest son of our across-the-street-neighbor, and he and his brothers last year sold their parents house (same as ours) for 1.6 million!

I'm moving to Portland Oregon next week, and, wouldn't ya know it, property values there are skyrocketing. Portland is the fastest growing city in the United States, and apartment building owners are evicting the current occupants and turning the apartments into condo's, selling them for a huge profit, just like what happened in Cupertino. Just my luck!

I bought land, 10 miles from Saskatoon City Limits on pavement, $C 1818/acre (22 @ 40K) about 10 years ago (zoned agricultural / residential, in other words you can do almost anything). That's $USD 1368 / acre. Power (or "Hydro" to those of you from Ontario), Natural Gas, Treated water, Telephone, DSL broadband, all buried, on the property about 200 yards from the road.

Adjacent to mine, there is a 40 acre plot for sale today @ $C 95K / $ 2375 per acre asking price ($USD 1787 / acre). I can find way too many rural acreages in every province in Canada for less than that.

The very finest farmland in Saskatchewan sells for about $C 3000 / acre ($USD 2257 / acre ), most goes for less.

My parents bought the house I grew up in in 1952 for $C 3,200.00 ($USD at the time about $US 3520, yes it took $US 1.10 to buy $C 1.00) and with a 25 year fixed term mortgage. I remember when I was in High School the taxes were higher (about $30/mo, corner lot) than the mortgage payment, which was $25 a month and matured around 1977, a couple of years later.

That house today would have an asking price around $C 320,000 in our current market, or 100x more.

14 acres... There is room for Danny's headquarters, house AND a new Billion plus Dollar Stadium for the newly moved Iowa Park Cowboys...   Us GR Research followers can take turns enjoying the games in the spacious GR Research Skybox....  Sounds like a plan....
