Hank, on a good note, your property value is going up.
Oh yes, skyrocketing, but replacement costs are also going up, so not a huge profit item unless my next house is a downsize, or I move to a lower cost area.  Since I'll retire in a year or so, one of those needs to take place.  I may wind up in Fort Worth.  If things got really bad, I could move to my 61-acre farm in Rising Star.  Or move in with you in your new huge house

Maybe I missed it, but are you considering using some of the new space to build complete speaker systems for outside sale?

Since I am DIY challenged I would love the opportunity to buy already built speaker systems.

I would have to say that the prices of real estate in big cities are likely to take a hit.  That said, with interest rates rising, you are screwed because the cost of buying will go up even if the price goes down...

I am already stocking fully assembled speakers from Carnegie Acoustics.

I also have some offers from other companies to assemble their products. This will give me the space to do that.

Prices here in Seattle have gone from stagnant to full on bidding wars in 2 years. Interest rates are going to go up and I don't think housing prices are going down around here for a very long time. Before "07" I would have said never but for the first time in my life housing prices fell here like the rest of the country. I don't see the bidding wars going away soon and if someone wants to buy a house here they better do it now.

Looks like you have a great spot Danny, enjoy it and do good things.

Hopefully they don't go too bananas because of the change in min wage. Your economy is going to be awesome if all the people that had to increase their base pay don't begin to compensate say with the property they own etc. Just imagine all the extra money floating around locally...

Not too far down the road, Don and I will  make some alterations tothe new NX-Ottica flat packs and offer an X-Ottica pack. It will be very similar to the NX-Otica kit, slightly shorter with a slightly  tighter MTM section, Obviously no wave guide, just  cut for the Peerless tweeter

That's an idea.  I grew up in Abilene, except from mid 6th grade to mid junior at San Angelo Central High - family moved back to Abilene and I finished at Cooper.  Graduated from McMurry in '69.  Best friends went to Hardin-Simmons and ACU.

Not here - people are stampeding to Austin from everywhere (certainly too damn many Californians!)  It's like Orange county years ago.

Ha! All the Californians in Austin explains why it's the Liberal stronghold in Texas. Right after Lucinda Williams' Car Wheels On a Gravel Road came out and became a giant hit, her guitarist/band leader and one of the albums producers, Gurf Morlix (gettit?!), moved from Los Angeles to Austin. My old pal from San Jose, Cornell Hurd (leader of a great Western Swing/Hard Country Band), moved to Austin way back in the 80's, so maybe he's earned "local" status by now.

I have a closing this morning on some new property.

It includes 14 acres of land

Whoa if I were you, I would've made a driving range on one side with a chipping and putting greens on either sides. I'm sure you would love to hone your golfing skills.  :)

I tried a little golf early in life and was quite good at it for a beginner. But it is a sport that requires a lot of time and money. So I just never got too deep into it.

It is funny that you mention that though. Previous owners of the property did play golf on it.

I played real golf once many years ago.  I hit more houses than greens.  So no worries if anyone lives on a golf course - relax and enjoy the music.

And Corvettes don't?
Oh well at least you won't loose that in a fairway Pond, unless you have
a real bad day.  :D

I spent a lot of time on golf courses in my younger days. All of it training or running cross-country. Sometimes being chased and/or yelled at by golfers..

Though it is considered an upmarket sport here as is everywhere else, being an ex Army officer, I've always had easy access to Golf courses managed by Army dotting big cities here in India but being a south paw, I had picked it up rather late due to nonavailability of lefties' equipment and too bad I had to give it up totally due to spinal injury which I sustained on the course.

Though I never visited US, viewing all the PGA Championships on Ten Sports channel being witnessed by burgeoning crowds got me into believing that a good number of folks there are hooked onto it.

Previous owners of the property did play golf on it.

That's interesting! May be you should consider picking up the game as well. All you need are a chipping wedge, a 7 Iron and a few Golf balls to begin with. You can add the driving range and the greens later as you progress. :D
