Kidding aside, if the room looks cool and you offer the gear as an option, I think it'd be cool.  Otherwise, the chances of this situation working out the way you want it are not good.

Also, if you did get an extra 10,k on your house, wouldn't you have to pay that much more capital gains tax?

I think you can use the fact that the room is wired or "Home Theatre Ready" as a selling point.
