one of the things ive recently wndered about as a new homeowner and after polling some friends is shower pan condition.   may be  a good idea tomseemifmthere  is anyway to really check. its an expensive and annoying replacement , particulalry if  you have tiles.

Termite damage. Replacing the sills is more than a little annoying.

Crawl under the house and take a look at the subfloor around the shower drain. If it has leaked, it should show.  While you're under there, check around all water closets, kitchen sink area and so on.

If you're in a snow zone, schedule the inspector out when there's no snow on the roof.

Finally signed the Title papers for a new home, our first. What a ride it has been! Just wanted all who gave the great advice to know I thank them. I think the wife and I used it toward a smart outcome. Although she's not crazy about the room treatments I have planned. HaHa.
