Check out a MOHU 60.
I've got one and am happy with it, but there are a bunch of "if's, and's, and but's" if the unit will work in your location.

Apparently from what I read (unless I read it wrong), they make a version just for Best Buy - https://www.bestbuy.com/site/questions/mohu-air-60-outdoor-amplified-multi-directional-hdtv-antenna-black/4756200

This is what I was referring to - https://www.bestbuy.com/site/questions/mohu-air-60-outdoor-amplified-multi-directional-hdtv-antenna-black/4756200

"The only difference between the Air 60 and the Sky 60 is that the Air 60 is made exclusively for Best Buy. That's also why the shape of the antenna head looks different. The performance of the antennas should be exactly the same.

I like the Clearstream antennas.  I have a small indoor loop that was impressive with it's ability to retrieve stations when placed near a window.  Once I saw the picture quality, I got an outdoor unit (four loop model) with a rotor and mounted on the rear of the roof (a chimney mount). It sits about 25' above the ground.  It can pick up many distant channels and is barely noticeable from the front yard.  I use a small Channel Master amplifier/4-way splitter to provide brain rot signals to four tvs.  I found the amp/splitter in one small box to be a simple and clean solution, and it works very well.

I haven't tried a tv antenna in the attic, but my big FM antenna seems to work pretty well in there.

BTW, I've found that the newer tvs can retrieve a few more channels than the older models.  Not a big deal, but it's good to see the new offerings are less expensive and still manage to perform better in that respect.
